Vaughan is the one part of York Region connected directly to the Toronto subway. The Line 1 extension terminates at the Vaughan Metropolitan Centre, and that station is the reason the VMC has become a genuine condominium market rather than an office park — for a first-time buyer who works downtown and does not want a car, it is one of the few places outside Toronto where that is straightforwardly possible.
Away from the VMC, Vaughan is established freehold: Woodbridge, Maple, Thornhill, Kleinburg and Concord, with a housing stock that ranges from mature post-war neighbourhoods to newer subdivisions. These are family areas with the bedroom counts and parking that multigenerational households need, and they trade accordingly — a first purchase here is more often a townhouse or a semi than a detached home.
At the VMC the comparison that matters is Vaughan against Toronto rather than against Peel. A subway-connected address here sits outside the City of Toronto, so it carries the provincial land transfer tax alone; inside Toronto the municipal land transfer tax applies as well, and the first-time buyer rebate against it stops at $4,475 (City of Toronto, verified 28 August 2026), with the rest paid in cash on closing. Development charges on new construction and the rules for second units are set by York Region and by the City of Vaughan rather than by Peel, so figures carried over from a friend’s purchase in Brampton or Mississauga are worth checking against Vaughan’s own.
