Eligibility is assigned by catchment rather than chosen, so the honest answer comes from putting a specific address into the board’s locator — and for some Newmarket streets the answer will be no.
Newmarket also holds the one piece of transit infrastructure in this part of the region that behaves like a city’s. The Davis Drive Rapidway, open since 2015, runs fully separated bus lanes down the middle of the road between Yonge Street and Southlake, with centre platforms, and Viva Blue’s northern terminus sits here. The town’s growth is pointed deliberately at those two streets: under the Urban Centres Secondary Plan, Yonge and Davis are where the height and density are directed, and that is where a first-time buyer will find apartment and stacked-townhouse supply that does not exist in the subdivisions. Barrie line GO service at Newmarket GO is the other option, and it is the commuter-shaped one.
Two Newmarket-specific items are worth settling before you shop. Under the town’s additional residential unit framework a lot can carry more than a basement — the rules contemplate additional units inside the main dwelling and, in the right circumstances, one in a separate structure at the rear, which is a genuinely different shape of purchase for a family planning for parents or for rental income. Those standards have been changing with provincial legislation, so they get confirmed with the Town for a specific address rather than assumed. And the streets around Main Street South are a designated heritage conservation district, which means the prettiest older houses in town carry a permit requirement on their exteriors.
