Ajax did not grow outward from a crossroads the way most of the GTA did. It was built from nothing beginning in 1941 as a company town around a wartime shell-filling plant, and it was named for a Royal Navy cruiser — which is why most of its streets carry the names of the ship’s crew. That origin still shapes the map: the town has a deliberate, planned street grid rather than the accreted one you find in older municipalities, and Pickering Village, a genuinely old settlement dating to the early 1800s, sits inside the modern boundary as a neighbourhood rather than a separate place.
For a first-time buyer the practical consequence is size. Ajax is the smallest of the Durham lakeshore municipalities by land area and it has no rural third — it is continuously built up from the 401 down to the lake. That compactness is the reason a one-car household is more realistic here than almost anywhere else east of Toronto: homes within walking or cycling distance of Ajax GO and of the waterfront trail are ordinary rather than exceptional, and the distance between where you live, where your groceries are and where the train is, is measured in minutes.
The housing stock is mostly subdivision-era — late 1980s through the 2000s — with detached, semi-detached and freehold townhouses, plus a small core of original 1940s and 1950s wartime housing in the south. Durham’s public and Catholic school boards are region-wide, so a family moving between Ajax, Whitby and Oshawa is not changing boards; they are changing catchments, which is a different question and the one worth actually asking.
