Richmond Hill’s transit case is not one thing, and a first-time buyer needs to know which half of it they are relying on. Trains on the Richmond Hill GO line have long run on weekday mornings and evenings only, in the commuting direction, with a GO bus covering everything outside that window. What actually moves people here at every hour is Yonge Street: Viva Blue in its rapidway, meeting Viva Purple on Highway 7 at Richmond Hill Centre. The Yonge North Subway Extension is planned to reach that same centre, and the right way to hold it is as a construction program with a future date — not as a service you can ride on Monday morning, and not as a reason to stretch a budget today.
The north of the municipality sits on the Oak Ridges Moraine, and that is a legal fact about the land rather than a description of the scenery. The provincial Oak Ridges Moraine Conservation Plan restricts development outside designated settlement areas, and inside the plan’s natural core and natural linkage designations it constrains things like site coverage, tree removal and hard surfaces; some rural pockets remain on private well and septic servicing. A property in Oak Ridges or by Lake Wilcox can therefore be a materially different purchase from one at Yonge and Highway 7 — different conditions in the offer, and a different answer to the question of what you would ever be permitted to add.
For an Indian or Gujarati family the pull is often more specific than the housing stock. The Hindu Temple Society of Canada’s Ganesha temple has stood on Bayview Avenue for decades and is open daily, and two of the board’s IB Diploma schools are in Richmond Hill, Bayview Secondary and Alexander Mackenzie, with Langstaff a candidate school.
