Buying your first home in Acton
Acton is the other half of the Town of Halton Hills, sitting up Highway 7 from Georgetown with open countryside between the two. It is not a suburb of Georgetown; it is a separate settlement with its own main street, its own station and its own history. The centre is the Mill and Main crossroads, where the commercial buildings date from the eighteen hundreds, and this was a leather town — the Beardmore tannery was once reckoned among the largest in the British Empire, and the Olde Hide House is the building that outlived it.
For a joint family the thing worth knowing is the Halton Hills additional residential unit by-law. The town permits up to two additional units inside a principal dwelling, or one inside the dwelling plus one in an accessory building on the same lot — a coach house, a garden suite — and requires each of them to be registered with the Town before anyone occupies it. That is a materially different starting point from a municipality that contemplates only a basement, and it is why some multigenerational households find the arithmetic works here on a lot that would be unremarkable elsewhere. Zoning, servicing, parking and building requirements all still apply to the specific property, which is the part Robin establishes before an offer rather than after.
Acton GO opened on the Kitchener line in January 2013, at the outer end of it past Georgetown and short of Guelph. The station has never been the constraint — how many trains stop, and when, is. Weekend service through to Kitchener was added in recent years and the corridor is still being rebuilt, so the pattern on any given day is worth confirming with Metrolinx rather than inferring from a map. Closer to home, Halton Hills is building out the Premier Gateway employment area along the 401 corridor south of the two towns, which is the municipality’s own answer to jobs that are not at the far end of a train line.
