Whose site this is

This website is published by Robin Patel, a Salesperson registered under Ontario’s Trust in Real Estate Services Act, working with The Agency Toronto at 6-31 Scarsdale Road, North York, ON M3B 2R2.

Every trade in real estate is carried out through the brokerage, not by the salesperson personally. Where this site says Robin does something, it means he does it in his capacity as a registrant of that brokerage.

Reading this site does not make you a client

Nothing here creates a client relationship, and neither does sending a message through the contact form or the home-evaluation form, booking a conversation on Robin’s calendar, asking the chat assistant a question, calling, texting or messaging on WhatsApp. In Ontario, representation begins with a written agreement signed by you and the brokerage — until that exists, you are not a client and Robin does not owe you the duties a client is owed.

That is not a technicality and it is not a way of avoiding responsibility. It matters because the advice you get as a client is different from the general information on a website, and you should know which one you are reading. If you want the first, ask for it.

Information, not advice

The guides, the government-program pages, the neighbourhood pages and the answers throughout this site are general information about how buying and selling works in Ontario. They are not legal advice, tax advice, mortgage advice, an opinion of value, or an appraisal, and they are not a substitute for a lawyer, an accountant, a mortgage professional or a home inspector. The same is true of the chat assistant: its replies are generated automatically from information Robin has provided, and they are not advice about your situation.

Your situation will have facts this site cannot know. Where a decision turns on money, take it to somebody who can see your whole file.

Figures, rates and government programs

Tax rates, program thresholds, rebate amounts and eligibility rules change, and several of them change on dates set by governments rather than by this site. Every figure published here is stated with the date it was read and, wherever one exists, a link to the government or board source it came from.

Those sources are the authority; this site is not. Before you rely on a number in a decision, check it against the source and confirm it still applies to you.

The mortgage calculator

The calculator on this site is an arithmetic tool. It compounds interest semi-annually and not in advance, which is the Canadian convention set out in the Interest Act, and it shows you what a payment would be on the numbers you type in.

It is not an approval, an offer of credit, a rate quote, or a promise that any lender will lend you anything. It does not know your income, your credit, your other debts or the property. Only a lender can tell you what you can borrow.

Listing information

Where this site shows properties, the details are transcribed from the listing records on the date stated on the page. Listings sell, expire, change price and come off the market, and a page here can be out of date before you read it.

Nothing on this site is an offer to sell or a solicitation of an offer to buy any specific property. Confirm the current status of anything you are interested in before you act on it.

The guides, area pages and other written content here were written for this site and belong to Robin. You are welcome to read them, link to them, and quote a passage with attribution. Republishing a page or a substantial part of one, or reproducing it as your own, is not permitted.

Photographs remain the property of whoever took them. Listing photographs carry the credits applied by the board that published them.

Links to other sites

This site links out to government pages, board and brokerage pages, and Robin’s own profiles on other platforms. The “Book a conversation” button is one of those links: it opens Robin’s appointment calendar, which is run by a separate booking service (named in the privacy policy) at api.thereliablerealtor.ca, even though that address looks like this site’s. Those sites are run by other people, their content can change without notice, and once you follow a link this document stops applying and theirs begins.

A link is not an endorsement of everything on the far side of it.

Availability and errors

This site is provided as it is. It may be unavailable while it is being updated, and despite care taken over the figures on it, it may contain errors.

If you find something here that is wrong, tell Robin and it will be corrected. That is a genuine request: several of the numbers on this site exist because somebody checked them against a source and said so.

If something goes wrong

Raise it with Robin first — most things are a misunderstanding and can be fixed in a phone call. If it concerns the conduct of a registrant and you are not satisfied, the Real Estate Council of Ontario administers the rules that Ontario registrants work under and takes complaints from the public directly.

Which law applies

This site is published from Ontario, for people buying and selling in Ontario, and the laws of the Province of Ontario and the federal laws of Canada that apply in it govern its use.

This page changes when the site does. The date below is when it was last read against what the site actually does, rather than the date a template was copied.
