What buying in Cornell is actually like

Cornell was laid out from 1999 onward on new-urbanist lines, and the plan is a large part of what you are buying. Lots are narrow, front doors and porches face the street, and the garage sits at the back off a shared rear laneway rather than at the front off a driveway. The result is a streetscape with almost no parked cars on it, and a set of ownership questions that do not come up in a conventional subdivision: who clears the lane behind the house, where a second car goes overnight, and whether that lane is a City road or something the owners collectively pay to maintain.

Markham does plow rear laneways, but to the standard the City sets for local roads and lanes rather than for arterials. The City’s winter service description states that it is acceptable for local roads and lanes to be snow-packed, and that plowing will be carried out only when snow accumulations reach or exceed 7.5 centimetres. Homes with rear lanes are excluded from the windrow assistance program on the reasoning that a different procedure applies to lanes, and homes on private roadways, condominiums included, are excluded as well. So the first question on a Cornell showing is which category the lane behind the house falls into, because that answer decides whether clearing it is a municipal service or a shared bill.

Parking is the second question, and it is the one that ends purchases. Markham’s Parking Control By-law 2005-188 prohibits parking on City streets between 2:30 a.m. and 6:00 a.m. Temporary overnight exemptions exist but are limited in number, must be requested in advance, and are not granted between 1 November and 31 March because of snow removal. On a rear-lane lot the only parking on the property may be the garage itself plus the apron in front of its door, so a household with two vehicles needs to count spaces before it counts bedrooms. The compensating feature is Cornell’s coach house — a self-contained unit built above the lane garage rather than carved out of a basement afterwards — which is this community’s version of the second-suite question. Phased construction from 1999 onward, so the ages run from roughly twenty-five years old down to new. The dominant forms are narrow-lot detached homes, semi-detached homes and freehold townhouses, almost all with front porches addressing the street and a garage reached from a rear laneway; many of those garages carry a coach house above them, typically a self-contained one-bedroom unit. Later phases added stacked townhouses and low-rise condominium. Tenure is the detail to check rather than assume: a house can be freehold while the laneway serving it is common-element condominium, which means a monthly fee and a corporation to deal with even though the listing says freehold.

What decides a purchase in Cornell

The one to avoid

The mistake first-time buyers make in Cornell

Treating the rear-lane garage as equivalent to a driveway. It is not: a driveway parks a second car and a lane apron often will not, Markham prohibits on-street parking overnight, and the winter exemption window is closed exactly when a household most wants it. Bring both vehicles to the showing and park them where you would actually park them, and ask in writing whether the lane is a City road or a common element you will pay to maintain.
