Gujarati & Indian REALTOR® in Berczy Village
Bought almost entirely for its schools — which is exactly why the catchment has to be confirmed with the board for the specific address, in writing, before an offer.
Robin Patel is a Gujarati- and Hindi-speaking REALTOR® with The Agency Toronto who works with first-time home buyers in Berczy Village, Markham. He holds the ABR®, SRS® and RENE® designations, and runs the whole purchase — pre-approval, searching, offers, conditions and closing — in Gujarati, Hindi or English.
What buying in Berczy Village is actually like
Almost everyone searching for Berczy Village is really searching for a school, and that is worth saying plainly, because it changes what due diligence means here. Part of what a buyer pays in this pocket of Markham is a premium on an attendance area, and an attendance area is an administrative boundary that the York Region District School Board reviews on an annual cycle. Buying here with open eyes means confirming the catchment for the exact address with the board rather than with a listing, understanding what can move it, and knowing that the specialized programs people associate with these schools are applied for rather than inherited with the house.
The board’s process is public, which makes it checkable. Policy 108 governs attendance areas and student transfers, and it lists enrolment trends, the construction of new schools, program changes and the alignment of elementary with secondary boundaries as reasons a boundary gets redrawn. Reviews are identified by superintendents in the autumn, consulted on with school councils and the public over the winter, and approved by trustees in the spring. The board also states that living inside an attendance area does not guarantee a place at that school: where enrolment exceeds capacity, students can be directed to an overflow school while their attendance area itself stays unchanged, and new arrivals in fast-growing communities may be placed temporarily somewhere other than the designated school.
There is a local precedent for precisely this. When Bill Hogarth Secondary School opened in Cornell in 2017, roughly half the French Immersion enrolment at Pierre Elliott Trudeau High School on Bur Oak Avenue moved across to the new school — a program relocating without a single family moving house. Regional and specialized programs work the same way: admission to Arts Unionville is by audition, workshop or portfolio through a central application window, and International Baccalaureate applications across York Region run through one Edsby process that returns an acceptance or a waitlist. A student who transfers out of their designated home school is also not eligible for board transportation. Robin’s advice is to verify the catchment with the board before the offer, and to treat any program as an application rather than an amenity, in Gujarati, Hindi or English.
The housing stock in Berczy Village
Construction began in the mid-1990s and the bulk of the community was finished in the early 2000s, with the Upper Unionville extension completed later. That puts most of the stock between roughly twenty and thirty years old — the age at which roofs, furnaces, air conditioners and windows come due together, which is the real carrying-cost question here and rarely the one buyers ask. The forms are detached homes on conventional suburban lots through most of the area, with townhouses and semi-detached homes concentrated along Bur Oak Avenue, and garage-alleyway blocks in parts of the community. Tenure is overwhelmingly freehold; apartment condominium is close to absent.
What decides a purchase in Berczy Village
Attendance areas are reviewed every year
Under Policy 108, new schools, enrolment trends, program changes and elementary-to-secondary alignment can all redraw a boundary. Identification runs in the autumn, trustee approval in the spring.
Living in the catchment is not a guaranteed place
The board can direct students to an overflow school when a school exceeds capacity, and the overflow students’ attendance area does not change. New residents may be placed temporarily elsewhere.
Programs are applied for, not inherited
Arts Unionville admits by audition or portfolio; York Region’s IB applications run centrally through Edsby and return an acceptance or a waitlist. Transfer out of your home school and you lose board transportation.
The entry point is a freehold townhouse
There is very little apartment condominium here, so a first purchase is usually a town or a semi rather than a one-bedroom — and most of the stock is now old enough to need major components replaced.
Getting around from Berczy Village
- No GO station sits inside Berczy Village. Bur Oak Avenue runs east to Mount Joy GO on the Stouffville line, at Markham Road, which is the northern terminus for most off-peak trips on that line
- York Region Transit Route 18 Bur Oak follows that corridor east toward Mount Joy GO, and Route 8 Kennedy runs south toward Highway 7 and Unionville GO
- Centennial GO on Bullock Drive is the other realistic Stouffville line option, but the York Region Transit routes serving it directly, 40 Unionville Local and 301 Markham Express, run in rush hours only
- Viva Purple on the Highway 7 rapidway is not walkable from anywhere in Berczy Village — reaching it means a local bus south or a car
- Highway 404 is reached west along Major Mackenzie Drive or 16th Avenue; Highway 407 ETR, which is tolled, lies well to the south
Check the current timetable against your actual working hours before you make a commute the reason you buy.
The mistake first-time buyers make in Berczy Village
Paying a premium for a catchment and treating it as permanent. The board reviews attendance areas annually, a new school or an enrolment shift can move a boundary, and the board’s own guidance tells new residents to check with the local school to verify where their children will actually attend. Confirm the designated schools for the exact address with the board in writing before the offer, and ask specifically whether the address sits in a holding area.
