What buying in Erin Mills is actually like
Buying in Erin Mills usually means buying a school boundary, and the boundary is not the seller’s to promise. Families arrive here for named schools — John Fraser Secondary School and St. Aloysius Gonzaga Secondary School, both on Erin Centre Boulevard in Central Erin Mills — and pay for the address that feeds them. That is a rational reason to buy. It stops being rational the moment the catchment is taken from a listing description, a neighbourhood map on a brokerage site, or a neighbour’s recollection of where their own child went four years ago.
Two separate boards draw two separate sets of lines over the same streets, and they redraw them. The Peel District School Board publishes a school locator and states plainly that a student’s attendance area is confirmed during registration and that boundaries are subject to change; it also runs a Flexible School Boundaries procedure for families applying to a school other than their home school, with applications normally due by 15 May for the following year. The Dufferin-Peel Catholic District School Board maintains its own boundaries and its own locator, and its admission rules differ by panel: elementary registration requires Roman Catholic baptismal documentation for the child or a parent, while provincially legislated Open Access lets public school supporters attend a Catholic secondary school. A family that buys for Gonzaga assuming the elementary years work the same way has bought on a premise nobody checked.
Erin Mills is also not one neighbourhood, and the two halves are priced differently. Cadillac Fairview began building it as a planned new town in the early 1970s, and the first phases — Erin Mills South, Sheridan Homelands, the streets off Erin Mills Parkway and Folkway Drive — are of that era, with mature trees and 1970s systems. Central Erin Mills, west of Erin Mills Parkway around Erin Centre Boulevard and Glen Erin Drive, is largely 1990s and 2000s, and it is where the most-requested catchments sit. A buyer whose budget reaches only the older half should not assume the catchment travels with the neighbourhood name. The housing stock in Erin Mills
Overwhelmingly freehold and family-sized rather than apartment. The early-1970s phases off Erin Mills Parkway and Folkway Drive gave detached and semi-detached houses and freehold townhouses on the generous lots of that era, now with grown trees and building systems at or past replacement age. Central Erin Mills, developed largely through the 1990s and 2000s around Erin Centre Boulevard and Glen Erin Drive, produced larger detached homes, link homes and townhouse blocks on tighter lots. Apartment condominium exists but is a minority product, clustered near Erin Mills Town Centre and along Eglinton Avenue West.

An early-1970s half and a 1990s half
Erin Mills South and Sheridan Homelands date from Cadillac Fairview’s first phases; Central Erin Mills around Erin Centre Boulevard is twenty-plus years newer. Different roofs, different windows, different prices, different catchments.
A busway that actually reaches the subway
Erin Mills Station on the Mississauga Transitway carries MiWay 109 and 110 through to Kipling Bus Terminal, where TTC Line 2 begins — a more usable car-free route than the peak-only Milton GO line.
Getting around from Erin Mills
- Erin Mills Station, 4430 Erin Mills Parkway, northwest of the Erin Mills Parkway and Highway 403 interchange, on the Mississauga Transitway’s dedicated busway.
- MiWay 109 Meadowvale Express and 110 University Express run that busway through to Kipling Bus Terminal, where TTC Line 2 Bloor-Danforth begins. For a car-free commute into Toronto this is the route that works all day.
- MiWay 48 Erin Mills and 46 Tenth Line for local trips to Erin Mills Town Centre, South Common Centre and Credit Valley Hospital.
- Erindale GO and Streetsville GO on the Milton line, which runs weekday rush-hour trains in the peak direction only — east in the morning, west in the afternoon (Metrolinx, verified 29 August 2026). Neither station is a walk from most of Erin Mills.
- Highway 403 and Highway 407, with the QEW to the south and Winston Churchill Boulevard as the western edge.

Treating a listing’s school claim as a fact. Attendance boundaries belong to the Peel District School Board and the Dufferin-Peel Catholic District School Board, both of which publish their own locators, both of which can redraw lines, and one of which confirms the attendance area only at registration. Put the exact street address through each board’s locator before the offer, and if the Catholic stream is the plan, read the admission requirements for the elementary panel as well — Open Access applies at secondary, not below it.
