What buying in Doon is actually like
Buying in Doon means buying newer construction than most of Kitchener offers and accepting that this is not a walk-everywhere neighbourhood. Doon sits in the city’s south end between the Grand River and Highway 401, and it splits cleanly in two: older Doon, largely detached homes from the late 1960s through the 1980s on generous lots, wrapped around the surviving nineteenth-century core of the former village; and Doon South, which began building in the late 1990s and has not stopped, running south from Doon Village Road toward New Dundee Road. For a household leaving the GTA because the arithmetic in Peel stopped working, Doon South is usually the specific place the search lands.
The ION light rail does not come here, and that deserves saying plainly because the region-wide LRT story does not apply to this neighbourhood. Stage 1 runs between Conestoga station in Waterloo and Fairway station in Kitchener, and Fairway, at Fairview Park, is the southern end of the line. From there Grand River Transit route 10 carries you into Doon by way of Pioneer Park and Lower Doon, and route 110 is the weekday express between Fairway station and the Conestoga College Doon campus. Stage 2, approved by Regional Council in November 2025, will extend 17 kilometres from Fairway to downtown Cambridge with seven new stations; it is in detailed design and pre-construction, it is not yet fully funded, and its route runs away from Doon rather than through it.
Conestoga College’s Doon campus, at 299 Doon Valley Drive, is the college’s main campus, and for two decades it set the rental market and much of the investor demand in Lower Doon and the streets around it. That has changed. Federal study-permit limits introduced in 2024 cut Conestoga’s international enrolment sharply, and the college has since suspended programs and issued layoffs in successive rounds. A buyer underwriting a Doon purchase on the student-rental demand of 2023 is pricing a market that no longer exists in that form. Doon still works for a family that wants a newer detached home or freehold town with a yard and is willing to drive to most of it; it works badly for a buyer who needs campus rent to make the payment.
The housing stock in Doon
Two neighbourhoods under one name. Older Doon is detached and mostly late 1960s through the 1980s, on lots wider than anything built since, with mature trees and the occasional nineteenth-century stone house near Doon Village Road and Old Mill Road. Doon South is post-1997 and still under construction: detached homes, freehold townhouses, condominium townhouses including back-to-back and stacked forms, and low-rise condominium apartments, with Activa the dominant developer across several phases. Lower Doon, beside the college, carries a concentration of purpose-built and converted student rentals. Tenure is the thing to settle before you view anything, because a freehold town and a condominium town are indistinguishable from the street and entirely different on the monthly statement and in the closing package.

Doon South has been building continuously since the late 1990s — detached, freehold and condominium townhouses, and low-rise apartments — which is why it dominates the shortlist for a household moving out of the GTA.
The ION ends at Fairway, not in Doon
Stage 1’s southern terminus is Fairway station at Fairview Park. Reaching Doon means a connection onto Grand River Transit route 10, or route 110 on weekdays, and Stage 2 heads to Cambridge rather than here.
The campus rental market has reset
Federal study-permit limits from 2024 cut Conestoga’s international enrolment sharply and the college has suspended programs and issued layoffs since — which changes what a rental near Lower Doon is worth assuming.
Creeks, woodlots and a conservation authority
Doon Creek, Blair Creek, Topper Woods, Homer Watson Park and the Grand River sit inside and around the neighbourhood, and Grand River Conservation Authority regulation applies to work near watercourses and valley slopes.
Getting around from Doon
- The ION light rail does not reach Doon. Stage 1 runs from Conestoga station in Waterloo to Fairway station in Kitchener, and Fairway is where the line ends (Region of Waterloo).
- Grand River Transit route 10 links Fairview Park and the Conestoga College Doon campus by way of Pioneer Park and Lower Doon; route 110 is the weekday express between Fairway station and the campus.

- GO trains to Union leave from Kitchener GO at 126 Weber Street West, north of Doon and reached by car. Check the current Kitchener-line timetable with Metrolinx: 30-minute midday and evening service still ends at Bramalea GO.
- GO bus route 25 calls at the Sportsworld Drive park-and-ride off Highway 8, the closest GO facility to Doon — but it runs to Square One and the University of Waterloo, not to Union.

The mistake first-time buyers make in Doon
Underwriting the purchase on Conestoga student rent. The Doon campus filled basements and spare bedrooms for two decades, and the federal study-permit limits introduced in 2024 cut the college’s international enrolment sharply enough that programs have been suspended and staff laid off in successive rounds since. Rental demand around Lower Doon is not what a 2023 spreadsheet assumed. Qualify on the payment you can carry without a tenant, and treat any campus-driven rent as upside rather than as the plan.
