Below a set price, one low percentage applies. Above it, a higher percentage applies to the portion above. Above a further cap, the mortgage cannot be insured at all, so a full conventional down payment is required. It is mandatory whenever your down payment is below the conventional share of the purchase price. You pay the premium, calculated as a percentage of the loan, and it is almost always added to the mortgage and paid off over time rather than at closing. It does not change the rate you pay. It changes how much you are allowed to borrow, by testing whether you could still carry the payment if rates rose. It applies to insured and uninsured mortgages alike. Robin Patel works with your mortgage professional so the search starts at the price the stress test allows, not the one it does not. - First-Time Home Buyer Incentive (discontinued) https://www.thereliablerealtor.ca/programs/first-time-home-buyer-incentive-ended The First-Time Home Buyer Incentive was a federal shared-equity mortgage administered by CMHC. The government contributed a share of the purchase price toward the down payment and took a matching share of the home’s future value. It is discontinued. Applications closed and no new approvals are being granted. You cannot apply for it today. Robin Patel is asked about this program regularly by buyers who read about it before it closed, and explains what replaced it. - Land Transfer Tax Refund for First-Time Homebuyers https://www.thereliablerealtor.ca/programs/ontario-land-transfer-tax-rebate Ontario charges land transfer tax on almost every home purchase, and the buyer pays it on closing. If you have never owned a home anywhere in the world, you can claim a refund of up to $4,000, and no provincial tax is payable below $368,000 (Ontario Ministry of Finance, verified 28 August 2026). Your lawyer normally claims it at registration. Robin Patel checks first-time eligibility with buyers early, because the rebate changes what is needed on closing day rather than monthly. - Municipal Land Transfer Tax First-Time Purchaser Rebate https://www.thereliablerealtor.ca/programs/toronto-municipal-land-transfer-tax-rebate If you buy inside the City of Toronto you pay two land transfer taxes: the provincial one and a municipal one charged by the city. The city runs its own first-time purchaser rebate, capped at $4,475 (City of Toronto, verified 28 August 2026) and claimed separately. The two rebates stack. Outside Toronto’s boundary, the municipal tax does not exist at all. Robin Patel prices both land transfer taxes before an offer inside Toronto, where a buyer pays the municipal one as well as the provincial. - Non-Resident Speculation Tax https://www.thereliablerealtor.ca/programs/non-resident-speculation-tax-ontario The Non-Resident Speculation Tax is an extra Ontario tax charged when a foreign national, a foreign corporation or a taxable trustee buys residential property. It is 25% of the purchase price (Ontario Ministry of Finance, verified 28 August 2026), paid on closing on top of land transfer tax. A rebate exists for buyers who become permanent residents within a set period after closing. Robin Patel raises residency and status early with newcomer families, because this tax is assessed on the purchase itself. - Ontario New Home Warranty and Protection Program https://www.thereliablerealtor.ca/programs/tarion-new-home-warranty Every new home built by a licensed builder in Ontario carries a statutory warranty administered by Tarion. It runs in tiers — the first and shortest covering the broadest range of defects, a longer term for specific systems, and a final long term covering major structural defects. It also protects your deposit and compensates you for certain closing delays. Robin Patel walks buyers through what the warranty covers and what it does not before they sign a builder’s agreement. - Condominium Status Certificate https://www.thereliablerealtor.ca/programs/ontario-condo-status-certificate A status certificate is a disclosure package a condominium corporation must produce on request, for a fee capped by regulation and within a period set by law. It shows whether the unit is behind on fees, what the corporation’s finances and reserve fund look like, and whether any lawsuits or special assessments are coming. Robin Patel orders and reviews the status certificate with buyers, in Gujarati, Hindi or English, before a condominium condition is waived. - Prohibition on the Purchase of Residential Property by Non-Canadians Act https://www.thereliablerealtor.ca/programs/foreign-buyer-ban-canada The federal foreign buyer ban stops non-Canadians from buying residential property inside Canada’s larger urban areas. It is in force and expires on 1 January 2027 (CMHC, verified 28 August 2026), having already been extended once. Several exceptions matter in practice: many work permit holders, some students, refugees, and a non-Canadian buying with a Canadian spouse or partner. It lets a lender approve a buyer who has little or no Canadian credit history, by accepting an international credit report or a reference letter from a bank in the buyer’s country of origin instead. Money sent from India is entirely permitted, but it has to be documented on both sides. India’s side is governed by the Reserve Bank of India’s Liberalised Remittance Scheme. Canada’s side is governed by anti-money-laundering law, which requires proof of source and a signed gift letter for gifted funds. Robin Patel tells families what a lender will ask for on funds sent from India, early enough that the paperwork is ready. - Co-signers, guarantors and co-borrowers on an insured Canadian mortgage https://www.thereliablerealtor.ca/programs/co-signing-and-joint-family-purchase A co-signer or co-borrower signs the mortgage and usually goes on title, taking on the whole debt alongside you. A guarantor promises to pay if you default but is normally not on title and owns nothing. Lenders treat the two differently and so do the courts, and the difference matters most when a family relationship breaks down. Robin Patel handles joint family purchases regularly, with parents in the room and the conversation in Gujarati or Hindi. - First Home Savings Account (FHSA) https://www.thereliablerealtor.ca/programs/fhsa-first-home-savings-account A First Home Savings Account is a registered plan for first-time home buyers in Canada. Contributions are deductible the way RRSP contributions are, and money withdrawn to buy a qualifying first home comes out tax-free, growth included. Participation room is $8,000 in your first year (Canada Revenue Agency, verified 28 August 2026). Robin Patel raises the FHSA with buyers who are still saving, because the account has to be open before it is useful. - Home Buyers’ Plan (HBP) https://www.thereliablerealtor.ca/programs/rrsp-home-buyers-plan The Home Buyers’ Plan lets you withdraw up to $60,000 from your RRSP, tax-free, to buy or build a qualifying home (Canada Revenue Agency, verified 28 August 2026). It is not free money. It is a loan from yourself: you repay it into an RRSP over 15 years, and anything you fail to repay becomes taxable income. Robin Patel checks the withdrawal timing with buyers, because funds must sit in the RRSP long enough to qualify. - Home buyers’ amount (line 31270) https://www.thereliablerealtor.ca/programs/first-time-home-buyers-tax-credit The home buyers’ amount, usually called the First-Time Home Buyers’ Tax Credit, is a non-refundable federal credit you claim on your tax return for the year you bought a qualifying home. You can claim up to $10,000 (Canada Revenue Agency, line 31270, verified 28 August 2026) — that is the amount you enter on the return, not money you receive.
